Community Rules Palmera Park
- All owners and occupants should behave in such a way that they do not cause any nuisance or harm to anybody and should ensure that the property and equipment of the community is not damaged
- It is the duty of every owner to comply with these rules and to ensure that any tenants also comply. Parents are entirely responsible for their children
- The occupation of the apartment is limited to a family unit. It is not allowed to have more than one family per apartment. The maximum number of people staying in an apartment at any given time is six, including children
- The use of public facilities, including parking, swimming pool and garden, is limited to residents or their guests
- The following quiet times must be respected:
14.00 – 16.00. and 24.00 – 08.00. During these times, the communal facilities may only be used if there is no noise or disturbance - Vehicles must be driven slowly and cautiously in the park
- The pedestrian gate must be kept closed every year between 15/09 and 15/06. All owners and tenants must have their own keys and at that moment the occupancy of the bungalows is lower. In the summer period (16/06 to 14/09) the pedestrian gate should be closed between 11 pm and 9 am
- Use of the swimming pool:
– Before the pool is used, everyone needs to take a shower
– Pollution of the swimming pool is not allowed in any way
– It is not allowed to use soap or shampoo in the pool
– Suitable swimwear must always be worn. Children cannot be naked
– The use of inflatables and boards is prohibited
– Drinks and glass containers are banned from the pool - In case of breakage or damage to the property of the community, the responsible person must accept liability. Parents are responsible for any damage caused by their children. Owners are responsible for their tenants
- Chairs, deck chairs and other items must be removed from the garden and pool every evening. Seats and other furniture should not be placed in such a way that they block paths or cause nuisance
- The waste containers supplied by Oliva Council are located nearby. All waste must be deposited in bags in these containers. It is forbidden to leave bags of garbage, empty ashtrays or throw away cigarette butts within the urbanization. All waste must be deposited in the garden bins. These may not be used for waste from the apartments. In addition, care should be taken to ensure that the wind does not blow plastic bags or newspapers into the urbanization
- No changes may be made or works carried out which alter the appearance of an apartment or infringe on the territory of the Community. No objects should be placed on terraces or balconies that are harmful to the aesthetics of the Community as a whole
- Pets must be kept under control at all times and must not cause any inconvenience. Pets are not allowed in the pool at any time. Any pollution caused by pets must be rectified immediately by the owner. Stray animals should not be encouraged to come into the area of the Community
- All owners and tenants are obliged to comply with these rules. Legal steps can be taken against an owner who does not comply with the regulations
- These rules can only be changed upon the agreement of a properly convened meeting of owners
Cancellation policy
in case of cancellation up to the 90th day (exclusive) before the date of departure: the down payment;
in case of cancellation from the 90th day (inclusive) up to the 40th day (exclusive) before the date of departure: 60% of the rental fee (*);
in case of cancellation from the 40th day (inclusive) up to and including the departure date or later: the full rental fee.
(*) The rental fee is understood to mean the basic rent, so excluding the costs for cleaning, bed linen, towels and internet
